When you make a booking with us you are entering into a legal contract and agree to our terms and conditions.

Our normal check in time is between 3:00pm and 9:00pm on the day of arrival. 

Please be aware that we may not be able to check you in if you arrive earlier as we will be busy cleaning the rooms.
Please note we do not have a 24 hour reception, check in times outside of those specified or early luggage drop off must be confirmed with us prior to arrival, to make sure we will be at home.
If your arrival time is going to be later than 9:00pm please let us know in advance, we don’t normally allow arrivals after 11:00pm, as this disturbs other guests, a room not occupied by 10:00pm will be seen as a no show unless prior arrangement has been made.
We ask that you please vacate your room by 10:30am on the morning of departure.

Reservations
Please note the cancellation policy before committing to a reservation.
A valid credit/debit card is required to guarantee the booking and we accept all major credit/debit cards.  No pre-payment is taken from your card unless you ask us to, or if you cancel after our 7 day cancellation policy or you do not show without notification.  We reserve the right to pre-authorise your card with a charge equivalent to the first nights stay. 
We can also accept payments by PayPal, BACS or cash, however, the full amount for the first night stay is required and confirmation will be sent out once payment has been received.  Please note that we will not pay any international transfer fees if payment is received by PayPal or BACS and monies paid must be in GBP, there is no charge for card payments.
Bookings made though a third party website may be subject to different term & conditions.

Cancellation Policy
We are a small family run business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. However, we do understand that unforeseen circumstances mean you may need to cancel your reservation, so please let us know as soon as possible to avoid any cancellation charges.
If you cancel your booking up to 7 days prior to your arrival date no charge will be made.  If you made full payment for your reservation by PayPal or BACS there may be an administration fee to cover any charges incurred to process your refund.
If you cancel your booking within 7 days of your arrival date a cancellation charge equivalent to the first nights stay will be charged.  If you booked for more than one night we will try our best to fill the room/s on the remaining nights, however, if no bookings are taken you will be charged the full value of your booking.

If you have booked for more than one night and decide curtail your stay and leave before the end of your booking you may be liable for the remaining outstanding balance, as earlier than scheduled departures are treated as a cancellation and we may not be able to re-let the room at such short notice.  If we are able to fill the room/s a refund will be given minus any administration charges that may occur.

In the event of a no show, without notification, the full cost of the booking will be charged.

In the event of a booking reduction the full cost of the room still applies.

Guests are reminded that no exception to the above conditions will be made.  We would suggest that you take out holiday insurance to guard you against the unexpected and ask for your understanding in our cancellation policy.


Termination Policy
If unfortunately for reasons beyond our control we are unable to accommodate a guest we will contact you immediately and try our best to find alternative accommodation in a similar standard of room/s and price range for the first night of stay only, if no alternative accommodation can be found or is not accepted by the guest any monies paid will be refunded in full.  Our liability does not extend beyond these conditions.

We reserve the right to terminate a booking immediately, where deemed necessary through unacceptable behaviour that is likely to endanger or offend other guests (please note that non compliance of our non-smoking policy may constitute a termination), in such circumstances any outstanding balance must be settled and no refunds will be made.

We can only accommodate a maximum of ten guests in our bed and breakfast, if a booking is made and a guest arrives with over occupancy for the room type (this includes babies and children) we reserve the right to cancel the booking immediately.  If we are unable to re-let the room/s the full cost of the booking will be charged.

Non Smoking
We have a full fire alarm system and fire certificate and are a non-smoking property for the comfort of all our guests, offending guests may be asked to leave immediately after the full cost of the booking is charged, a guest may also be liable for any professional cleaning of the room/s.  However, you can smoke outside and cigarette bins are provided.

Damage & Breakages
Please take care when staying in our home, we do not normally charge for minor breakages, however, we reserve the right to charge for any significant damage, breakages or missing items.

We do not accept any liability for loss or damage to a guest’s vehicle or possessions, whilst staying at our B&B.
