Our Booking Terms & Conditions
We are room only accommodation - Breakfast is not included.
When you make a booking with us you are entering into a legal contract and agree to our terms and conditions.In accordance with our Scottish short-term let licence the maximum number of guests in each room is 2 adults. We cannot allow over occupancy in a guest room, this includes children or infants even with their own cots. Guests in excess will not be admitted to the property.
Our normal check in time is between 3:30pm and 8:30pm on the day of arrival.
We are a small family run guest accommodation and do not have a 24 hour reception.
Please be aware that we will not be able to check you in if you arrive earlier as we will be busy cleaning the rooms. Early luggage drop off must be confirmed with us prior to arrival, to make sure we will be at home.
We ask that you please vacate your room by 10:00am on the morning of departure.
Reservations
Please note the cancellation policy before committing to a reservation.
A valid credit/debit card is required to guarantee the booking and we accept all major credit/debit cards. No deposit will be charged, however, full payment for your booking will be taken from your card up to 21 days prior to the day of arrival, once received you will be sent an email of receipt for payment. In order to validate the card we reserve the right to pre-authorise your card with a charge equivalent to the first night's stay.
If your card is declined you will be contacted to arrange payment to secure your booking, if we do not receive any response within 24 hours we will presume the booking is no longer wanted and your reservation will be cancelled.
We can also accept payments by PayPal or BACS, however, the full amount for the first night stay is required and confirmation will be sent out once payment has been received. Please note that we will not pay any international transfer fees if payment is received by PayPal or BACS and monies paid must be in GBP, there is no charge for card payments.
Bookings made through a third party website may be subject to different terms & conditions.
Guest Registration
We are required by law under The Immigration (Hotels Records) Order 1972 for guests to complete a guest registration card. Prior to arrival we send a digital registration form by email and ask for this to be completed before your stay. If the form has not been completed we will ask you to fill out a paper registration card on arrival.
Cancellation Policy
We are a small family run business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. However, we do understand that unforeseen circumstances mean you may need to cancel your reservation, so please let us know as soon as possible to avoid any cancellation charges.
If you cancel your booking 21 days or more prior to your arrival date no fee will be charged. If you made full payment in advance for your reservation your monies will be refunded but may be subject to a charge of £5 to cover bank /administration charges.
If you cancel your booking within 21 days of your arrival date a cancellation charge equivalent to the first night's stay will be charged. If you booked for more than one night we will try our best to re-let the room/s on the remaining nights, however, if we are unable to do so, you will be charged the full value of your booking.
Covid-19 policy in the case of quarantine requirements or if you have tested positive with Covid before your arrival, our normal cancellation policy shall apply. There is now insurance cover available through most reputable travel insurers and we recommend that such cover is taken out.
Should any lockdowns be reimposed by the Scottish Government preventing us from being able to trade we guarantee a full refund if payment has been made or the option to move your booking to a mutually agreeable future date (within 12 months and subject to availability).
If you have booked for more than one night and decide to curtail your stay and leave before the end of your booking you will be liable for the remaining outstanding balance, as earlier than scheduled departures are treated as a cancellation.
In the event of a no show, without notification, the full cost of the booking will be charged.
In the event of a booking reduction the full cost of the room still applies.
Guests are reminded that no exception to the above conditions will be made and we ask for your understanding in our cancellation policy.
(Bookings made through third party websites are subject to a different cancellation policy).
Holiday Insurance
We would strongly advise that you take out holiday insurance to guard you against the unexpected as no liability shall be taken by us for any loss incurred. If you choose not to take out holiday insurance then you accept responsibility for any loss that you will incur.
Termination Policy
If unfortunately for reasons beyond our control we are unable to accommodate a guest we will contact you immediately and try our best to find alternative accommodation in a similar standard of room/s and price range for the first night of stay only, if no alternative accommodation can be found or is not accepted by the guest any monies paid will be refunded in full. Our liability does not extend beyond these conditions.
We reserve the right to terminate a booking immediately, where deemed necessary through unacceptable behaviour that is likely to endanger or offend other guests (please note that non compliance of our non-smoking policy may constitute a termination), in such circumstances any outstanding balance must be settled and no refunds will be made.
We can only accommodate a maximum of six guests, if a booking is made and a guest arrives with over occupancy for the double room (this includes babies and children) we will have to cancel the booking immediately. If we are unable to re-let the room/s the full cost of the booking will be charged.
Non Smoking/Vaping/Candles
We have a full fire alarm system and fire certificate and are a non-smoking/vaping property for the comfort of all our guests. It is also not permitted to burn candles anywhere on our property as these are an open flame, they can cause damage and they are a potential fire risk. Offending guests may be asked to leave immediately after the full cost of the booking is charged, a guest may also be liable for any professional cleaning of the room/s. However, you can smoke/vape outside and cigarette bins are provided.
EV Charging Health & Safety
It is forbidden to charge any e-scooters or e-bikes in your room due to the high risk of fire associated with them.
It is prohibited to leave electrical devices charging whilst you are not in your room, these products use a lithium battery which can pose a fire risk if charging is left unattended. If the room is serviced during your stay we reserve the right to unplug any items that have been left on charge unattended.
It is forbidden to use a domestic cable (commonly known as a granny charger) in our private annex room to charge a hybrid/electric car. These are not suitable for EV charging and using them can create a fire hazard.
If a guest chooses to ignore this very important safety hazard they will be solely liable for any damage or loss suffered by us as result of your unauthorised use as this would not be covered by our insurance policy. There are many dedicated charging points around Fort William where you can charge your electric car.
TV Streaming Services
Our smart TV’s offer streaming services like Netflix. It is your responsibility to make sure you have logged out of any accounts that you use in order to prevent other guests from being able to access your accounts.
Left Property
Please check you have removed all personal items before departure, we cannot take responsibility for items that have been left behind, but if you think you have left something let us know and we will attempt to locate the item/s. If we do locate your item/s and you wish for them to be returned we will do so by using the Royal Mail Postal Service. Guests will incur the required cost of the postage and it is up to the guest to choose whether to have the item/s tracked or not.
Damage & Breakages
Please take care when staying in our home, we do not normally charge for minor breakages, however, we reserve the right to charge appropriately for any significant damage, breakages or missing items. Lost keys will incur a charge of £25.
We do not accept any liability for loss or damage to a guest’s vehicle or possessions.
